Can you buy a plot in Nagpur without living there?
Yes. Most of the work can be done remotely: shortlisting, a live video tour, checking MahaRERA and documents, getting the cost sheet and paying by bank transfer. You need to be in Nagpur, or have a registered power of attorney holder there, mainly for the site visit (strongly recommended) and the registration of the agreement at the sub-registrar's office.
Step by step
- Shortlist from where you are. Compare areas and projects (see best areas). Check each project on MahaRERA.
- Take a live video tour. Ask to see the actual plot location, approach road and amenity area, not just the sales office.
- Get the paperwork early. Plot-wise cost sheet, payment plan, draft agreement for sale and layout plan. Have a lawyer check them.
- Visit once, on a weekend. Combine it with a trip home. Mumbai is about 8 hours by the Samruddhi Mahamarg, and Nagpur has direct flights from most metros.
- Book by bank transfer. Pay only to the project account named in the documents. Under RERA, no more than 10% can be taken before the agreement for sale is registered.
- Register the agreement. In person, or through a registered power of attorney if you cannot travel.
- Track progress remotely. Construction updates and MahaRERA quarterly progress reports are online.
Who usually buys this way?
Nagpur natives working in Pune, Mumbai, Hyderabad, Bengaluru or the NCR who plan to come back or want a home near parents; Vidarbha business families who visit Nagpur often; and NRIs planning a retirement home. NRIs should also read the NRI buying guide for FEMA, payment and tax rules.
How does Nagpur compare on price with Tier-1 cities?
Land is far cheaper in Nagpur than in the large metros. Central Nagpur plots average about ₹12,000 per sq ft and growth corridors ₹2,200 to ₹6,500, levels that buy only flats in many parts of Pune, Mumbai or Bengaluru. For buyers earning in a metro, a Nagpur plot can be a way to own land and build a house later.
Example project used in this guide: HoABL Nagpur Marina, MahaRERA PP1190002502095, 918 plots at Mondha, Hingna, from ₹69.9 L all-in for 1,250 sq ft (October 2026). See price, plots and visit slots.
