How is Nagpur's real estate market doing in 2026?
Nagpur is one of India's faster-growing Tier-2 housing markets. CRISIL's July 2026 Housing Hotspots report groups Nagpur with cities whose residential demand grew about 20% a year between FY2021 and FY2026, against 14% for Tier-2 cities overall. Growth is concentrated on the south and south-west corridors, driven by infrastructure and new branded projects.
What's driving demand?
- Connectivity: the full Samruddhi Mahamarg (June 2025), the Outer Ring Road, the metro and Phase 2 extensions.
- Jobs: MIHAN SEZ exports more than doubled to about ₹3,961 crore in FY 2024-25, with IT, aviation and aerospace units running.
- Airport: GMR took over operations in June 2026, with plans to grow capacity from about 3 million to 30 million passengers a year.
- Planned districts: New Nagpur and its business and finance centre in Hingna taluka.
- Branded developers: Godrej, HoABL, Kalpataru and others have launched large plotted projects.
What do plots cost in 2026?
| Zone | Indicative plot rate (₹/sq ft, Jan 2026) |
|---|---|
| Central (Dharampeth, Civil Lines) | 12,000+ |
| South-east (Besa, Beltarodi) | 4,000 to 6,500 |
| South (Wardha Road, MIHAN, Jamtha, Butibori) | 2,200 to 4,500 |
| West (Hingna) | 2,500 to 4,200 |
| North (Kamptee Road) | 1,800 to 3,000 |
Estimated market averages from a January 2026 area-wise list. Branded estates price above these averages because of amenities and infrastructure.
What are the risks?
The main risks are timing and affordability. Infrastructure-led areas can take years to mature, as MIHAN's slow early years showed, and prices in branded projects already factor in some of the growth. CRISIL also flags affordability and inventory as things to watch across Tier-2 markets.
