Can you buy a farmhouse plot near Nagpur?

Only if you are an agriculturist. Under Maharashtra's tenancy law, agricultural land can generally be bought only by someone who is already a farmer, so most salaried professionals, business owners and NRIs cannot legally buy farmland. The legal route to a weekend or second home is a residential NA (non-agricultural) plot in an approved layout.

Watch out for "farmhouse plots"

Some schemes sell small pieces of farmland as "farmhouse plots" or "agro plots". Check the 7/12 extract: if the land is still agricultural, a non-farmer may not be able to register the purchase, build legally or get a loan. See documents to check.

What makes a good second-home location near Nagpur?

Look for an easy drive from where you live or work, a legal NA plot with roads and utilities, some leisure on site or nearby, and an operator who maintains the place when you are away. Estates with shared amenities and management solve the "who looks after it" problem that standalone plots have.

Where amenity-led estates fit

HoABL Nagpur Marina is designed around leisure: a man-made beach, wave pool, lazy river, clubhouse and garden zones, on NA plots in an NMRDA-approved, MahaRERA-registered layout about 3 km from Samruddhi Circle. That makes it one option for a weekend home within Nagpur's reach. Weigh it against the maintenance charges such facilities carry.
