How much is stamp duty on a plot in Nagpur?

Inside Nagpur Municipal Corporation limits, a man buying property pays about 7% stamp duty (5% duty plus 1% metro cess and 1% local body tax), and a woman about 6%. Outside city limits, in gram panchayat areas of the Nagpur region, the base rate starts at 3% for men and 2% for women. Registration is 1%, capped at ₹30,000.

Where the plot isMenWomenRegistration fee
Nagpur Municipal Corporation limits~7%~6%1%, max ₹30,000
Municipal council or cantonment area~4% and up1% less1%, max ₹30,000
Gram panchayat area (outside city)3% and up2% and up1%, max ₹30,000

Rates as published by tax and housing portals for 2025 to 2026. Local surcharges can add to the base rate. The sub-registrar's calculation on the day of registration is final.

Is stamp duty charged on the price or the ready reckoner value?

Stamp duty is charged on the higher of two figures: the price in your agreement, or the government's ready reckoner (RR) value for that land. If the RR value of the plot is higher than what you pay, duty is calculated on the RR value. Ask for the RR working on your cost sheet before you book.

Does the 1% concession for women apply to plots?

Maharashtra gives women buyers a 1% stamp duty concession on residential property bought alone or jointly with another woman. Since 31 May 2023 there is no 15-year restriction on selling to a man later. A residential NA plot generally qualifies; commercial and industrial property does not.

What other costs come on top of the plot price?

  • TDS of 1% when the price is ₹50 lakh or more. Since 1 April 2026 it falls under section 393(1) of the Income-tax Act, 2025 (formerly section 194-IA). You deduct it from what you pay the developer and deposit it with the tax department, so it is part of the price, not an extra cost.
  • Legal or documentation charges if the developer or your lawyer charges for drafting and registration.
  • Maintenance deposit or advance in amenity-led estates, usually collected around possession.
  • GST: the sale of land itself is not subject to GST, but check whether any separately listed development, amenity or club charge carries it.

When a developer quotes an all-in price, ask exactly what "all-in" covers. Stamp duty and registration are normally paid by the buyer at registration and are not part of the developer's price.

Worked example: a ₹69.9 L plot

The table shows stamp duty on a 1,250 sq ft plot at ₹69.9 lakh at different rates, assuming the agreement value is at or above the ready reckoner value.

HoABL Nagpur Marina is at Mondha village in Hingna taluka, outside Nagpur Municipal Corporation limits, so the city's 7% rate does not apply there. The exact rate for the village, including any local surcharge, is calculated at registration. Ask us for the developer's cost sheet, which shows it.

When and how do you pay?

Stamp duty is paid before or at registration of the agreement for sale or sale deed, usually online through the GRAS e-challan system or by e-stamp, and registration happens at the sub-registrar's office with both parties or their registered power of attorney holders present.

Frequently asked questions

What is the stamp duty for a plot in Nagpur in 2026?

About 7% for men and 6% for women inside Nagpur Municipal Corporation limits, including metro cess and local body tax. Gram panchayat areas outside the city start at 3% for men and 2% for women. Registration is 1%, capped at ₹30,000.
