What is the ready reckoner rate?

The ready reckoner (RR) rate is the government's minimum value for land and property in each area of Maharashtra, revised every financial year. Stamp duty is charged on the higher of your agreement price and the RR value, so the RR rate decides the least you will pay in duty, whatever the agreed price.

What was the latest Nagpur revision?

For FY 2025-26 the state raised ready reckoner rates in Nagpur city's urban areas by about 4.23%, a revision local builders called well below inflation. Rates in the NMRDA region around the city were also revised, with higher values along highways and expressways. Check whether a further revision applied from 1 April 2026 for your area.

RR rate vs market price

In many Nagpur areas the market price is far above the RR rate. A 2025 example from Beltarodi: an RR rate of around ₹1,100 per sq ft against market prices above ₹3,300. When the agreement price is higher, duty is charged on the agreement price; the RR rate only matters when it is the higher figure.

How to check the RR rate for a plot

  1. Open the IGR Maharashtra website and choose the annual statement of rates (ASR).
  2. Select the year, district (Nagpur), taluka (for Nagpur Marina, Hingna) and village (Mondha).
  3. Find the survey or zone row and the rate for open land.
  4. Multiply by the plot area in sq m (1,250 sq ft is about 116 sq m) to get the RR value.

Your developer's cost sheet or the sub-registrar can confirm the figure. Then work out the duty with our stamp duty guide.
